The investment firm announced that its partnership with Nawy Now has closed a second offering of a Shariah‑compliant fixed‑income vehicle, drawing EGP 633 million and pushing total capital raised past EGP 1 billion in under a year.

Second tranche lifts fundraising above the billion mark

The deal is built around an Ijarah lease‑to‑own structure, a first for such a vehicle in Egypt and the broader Middle East. Investors receive a fixed return linked to real‑estate mortgage receivables, while the pool remains within a regulated, closed‑end framework managed by Misr for Financial Investments (MFIC).

Unlike the earlier round, the follow‑on placement attracted a wider mix of backers. Returning institutional participants were joined by non‑governmental, non‑profit entities that had not previously subscribed to a Shariah‑aligned fixed‑income program in the country.

First tranche’s track record fuels new demand

The initial offering, closed early in October 2025 at EGP 443 million, has already distributed roughly EGP 118 million across three payment cycles without delay. Data from the Financial Regulatory Authority show a 6.63 % return in Q1 2026 and 6.25 % in Q2, amounting to about 12.9 % cumulative in Egyptian‑pound terms for the first half of the year.

That performance appears to have encouraged many original participants to re‑engage, while new institutions entered the market.

“The goal from the outset was to build a programme we could repeat, not a single transaction,” said Mohamed Seddiek, founder and chief executive of the firm. “Closing a second offering at a larger size matters — but the strongest signal is that first‑tranche investors chose to come back, and new institutions, including non‑governmental, non‑profit organisations for the first time, joined them.”

“Crossing EGP 1 billion within a year of launch — with first‑tranche investors choosing to return — validates the structuring discipline behind the programme,” added Mona Shalaby, co‑founder of the firm. “Our focus now is on widening the investor base, in Egypt and across the region, while preserving the transparency and governance that made the first offering work.”

“Building consistent access to institutional capital is central to scaling the platform’s mortgage‑financing business,” noted Amr Malek, CFO of the mortgage arm. “Repeat participation from investors, together with the performance of the first offering, gives us confidence in the programme as a long‑term funding channel for the next stage of our growth.”
